Hi All, It strikes me as all a bit odd. 
Would someone else please read the Probate Document and reassure me that I do see a man of property who has given, in advance of his death, a great deal to his second wife, Elizabeth .
Has he died in a position where no MI is affordable?
He seems to have avoided Victoria's newspapers and , seemingly ,by Cando's searching, PO directory listings too.
Perhaps he was just very retirng by nature . Maybe he merely didn't believe in memorialisation!! What do others think? Sue

Sue I searched the Sands & MacDougall directories not Post Office directories. I think you had to pay for your entry in the directory.
I have just found a listing at 150 William Road, Prahran in the 1892 S & M Directory. He is definitely not in the earlier directories.
1914 Post Office Directory Williams Rd 150 Mrs E James [Earls Barton]
Earls Barton was the place of birth noted on the 1851 census for William.
Death JAMES Elizabeth Father Weir Robert Mother Elizabeth DONALDSON At Armadale 82 years 1928 Reg#13081
Springvale Botanical Cemetery JAMES Elizabeth Date of Service 10 Oct 1928 Burial Prebyterian Monumental Compartment B Section 4 Grave 15 Public Grave - No This memorial is held in perpetuity - for all time
So she was born 1846 and William JAMES 1814.
Sue the properties may have been transferred to avoid death duties. Perhaps with his health failing it may have been a way of making sure his wife and two young sons had income from property rentals. He had substantial mortgages as well.
It seems he only owned the actual house block at 150 Williams Road - cnr of Irene Place. I thought initially it may have been a small farm, but evidently not so. Wonder why it has been referred to as Irene Place the name of the side street and not the name of the property Earls Barton.
Perhaps there was a headstone on the JAMES grave and it has deteriorated to such an extent, it is illegible. Transcriptions were done in 1987.
I was surprised to find a MI for my ggrandparents grave at St Kilda - they died in 1896 and 1897. A kind person from RAOGK photographed it and it appears that one of my grandfather's brothers 'restored' the grave...probably in the 1940's.

Hi chrismar and All, I popped up the road and round a couple of corners this morning to take a look at 150 Williams Rd. I think I really hoped to see "Earl's Barton" name still on the wall at the front door or on the fence, but despite all my peering through the gate, I don't think it is there any more.
You can see on Street View g**gle maps it is a lovely old Hawthorn brick house and quite substantial with a verandah on 2 sides and all embellished with cast iron lace. The block is very deep and reaches almost halfway down Irene Place. You will be interested to know, chrismar, that it seems almost 'untouched' with the garden and window draperies very much in keeping with the house in its heyday.
As you can see I have had a good snoop which I greatly enjoyed 
Cando, I will try to look in the WISE Post Office Directory next time I am at The Library and see if W. James appears at the address.
Thanks for reading the Probate document more accurately than I had. It 's bit more sensible now.

Sue I had a snoop yesterday and on satellite view you will see there has been large extension to the original home. I think the probate documents listed the block with a 50 foot frontage and 150 feet deep. Love the lovely old Hawthorn brick homes.
I also noted that there was mention of crops, liveststock etc in the probate documents. [Nil noted] Was he a retired farmer?
I am wondering what is known about William's other chn, apart from Agnes, from his first marriage? Some of them may have even predeceased him as a couple were teenages in 1853 when they emigrated to Victoria.
Unfortunately the 1898 Argus has not been digitised. Of the 1890's decade only 1891 and 1892 have been processed or in the stage of being processed. We will have to wait for our resident library sleuth, judb, to find William's death notice.

Here is the Death Notice
The Argus, Melbourne, Friday 25 February, 1898
JAMES - on the 24th February at his residence Earl's Barton 150 Williams Rd Prahran, William, the beloved husband of Elizabeth James.
There was no funeral notice. Hmmm - which Elizabeth??
It was 98F that day (but a change was expected) and there had been terrible bush fires around Melbourne in the preceeding couple of weeks with a Fund set up to help victims. There are a couple of articles about the money not being distributed quickly enough.
Couldn't see any mention of him in the rest of the paper.
NO death or funeral notice for Elizabeth1 (died 1869)

Judith, you are a Wonder!!!
What amazing little things you find to tell us.
It is very odd that there is no mention whatever of those children of his.
Perhaps they were just Very Private People 
No funeral notice and apparently no headstone (although Cando has made valid comment on this)
I do hope chrismar enjoys all this wonderful information.

William's death certificate would give you information on his children ie who was living and who was deceased.
There are so many JAMES on the Vic indexes but going by the place of birth this may be Lucy and the names of the children include her grandfather's name Jephat.
