How to obtain a will 1936 Hastings, Sussex

Cuthbert Baker (my great grandfather) passed on February 19, 1936 at 22 Quarry Road, Rossmore Manor (which is now called Rosehill Nursing Home), his 2nd wife at the time was Theresa Louise Webb, my grandmother as the story goes received some money so i would like to read will, also how would i obtain the land registry information for this building that he owned at one point at 22 Quarry Road please, thanks

According to my Oracle:

Copies of Wills and Adons. should be ordered from the Probate Registry, Duncombe Place, York, YO1 2EA (Tel 01904 624210), giving full name, date of death and last address of the testator.

The cost is currently £5 (cheques payable to HM Paymaster General) and allow 28 days for delivery.

The Land Registry is trialing an online search at:
http://www.landregisteronline.gov.uk/index.html

, it contains answers to questions on history of land ownership.

There's some more useful info here:

Basically, it seems to depend when the land was first registered.  Registration of Land has only been compulsory in all cases of change of ownership since 1990.  So for your £2 you may only find out who currently owns the property.  All deeds/conveyances previous to first registration were probably given to the purchaser at the time of first registration and then probably lost of thrown away.  If you don't get anything from the Land Registry you may get something by writing to the current owner.
