This may be a longshot ....

On the 1901 census, the Higginsons (yes, that family again!) are living at house #44 in Drumshanbo Town, Drumshanbo, Leitrim

Is there any place I could find a map or photo/pic of this area at that time? As far as we know, John Higginson was the owner of a pub ... wondering also, how to find the name of the pub and if it is still around.  Yes, I know it's unlikely but wouldn't it be nice!

The numbers on the census, were, as I understand it, the enumerator 's own way of working and not indicative of a plan/map.
It's odd with the Higginsons, that his occupation is shown as a whitesmith but the dwelling  is a public house. Whereas, neighbours are shown as publicans together with another occupation sometimes.
If you look at the house and Building Return, you will see that there is a Franciscan Convent closeby. The photos show the Convent church and this may help you see the area on a map. It looks as though it is still there today.

3 rooms, 2 windows.  Certainly nothing like that near Convent.

I think you are reading the building form incorrectly.
There is a '3' in the rooms column which means it had 5 or 6 rooms (since a 6 had been put down then 3 written over it was likely 6 rooms).
A '2' in the windows column means 2 windows at the front of the house.
