The article is in the Carlisle Patriot 13th April 1844. It is an advert inviting people to take over the premises following the death of Thomas Hayton. It is described as being " at the centre of the quay", the owner was Humphrey Nelson.

He was a Grocer and Spirit merchant. I am not sure if that meant it was pub or more of a shop. The place does not appear to have a name as such. Is "spirit merchant" just another fancy name for a landlord, the edges seem to be quite blurred at this time. Does the fact that it was on the quay mean that most of his trade came from the visiting ship's crews.

A relative of mine showed me a great photo of a grocers and other items shop on the top of Shipping Brow today.
Sounds like your relative had a similar sort of shop.
There was the Wharton's Phoenix Foundry nearby so food and drink was in demand.

Found a Thomas Hayton at Wood Street, Maryport in the 1841 census.
Has him as an INN KEEPER.
Did he have a wife called Mary, a daughter Mary and a son called William?
