Your solicitor should be able to have her name removed from the deeds by contacting the Land Registry. Although not quite the same, my solicitor had to do this when it was discovered after her death, that the deeds of my mother's house were still in joint name with my father who had died 10 years earlier. It was quite easy for him to have the name removed, all he needed was proof of my father's death.

However, I think Cas and my concern is that unless you have written proof that Mrs Jenkin did sell the house to your mother, you may have problems. If I were you, I would suggest to your solicitor that he obtains Ada's will and that should name all her estate that she left to her heirs. If your mother's house isn't on there, at least that shows it didn't still belong to Ada.
