......... if Pleasant View, (Trelystan, Leighton, Nr Welshpool) is/ was an area, house(s) or farm and, whichever, does it still exist?........... please.

Pleasant View in 1891/1901 census is a farm house, William Nock c1836 is the farmer listed.

P.S. If you Google map search for Pleasant View, Trelystan, Leighton, Welshpool, SY21 it shows aerial photo of the farm.

Sorry Llwyd, I got my dates wrong. Richard and Ruth Rogers were living there in 1901 with a host of children and what looks like "mother" Jane Jones aged 72.
it does look thougfh as they had moved by 1911.

Pleasant View still exists, but the old house fell down a few years ago, having been in a ruinous state for some time; a new version now stands in its place.
