I read the first farm as "called the Bottom Farm" and the other as "called The Wain"  (perhaps should be Waun).

In the 1851 census there is a Wain farm in Trefeglwys, occupied by a Bumford family.  It's only 8 acres so I doubt that it has survived as a separate entity.

No luck finding a Bottom Farm, though.  What would the name be in Welsh?

By 1851 my family had died so if it is Wain Farm another family being in it is to be expected - I thought Bottom Farm myself but was unsure but its looking more likely

as for the names im Welsh I would have no idea as I do not know Wales at all this is a new area of research for me

From what it says in the will I don't think the Weaver family lived at either farm, I think they rented them out.

I'll trancribe it as best I can.  Give me a moment my typing Skills aren't the best. ;D

Here goes

The last will and testament of Thomas Weaver Senior of the Piggin Tavern in th parish of Montgomery in the county of Montgomery, Mason, made this twenty eighth day of October in the year of our Lord one thousand eight hundred and forty six  I Thomas Weaver do give and bequeath to my wife Mary Weaver a farm called the Bottom Farm situate in the parish of Tref Eglwys in the hundred of Llanidloes in the county of Montgomery and also another farm called The Wain situate in the same parish of Tref Eglwys and county of Montgomery both which she is to receive all rents and profits arising therefrom and to apply the same for her sole use and benefit at my decease and during her life and I also direct that at her death that the afore said property be equally divided among my children namely Thomas Weaver, John Weaver, George Weaver, ??? Weaver, David Weaver, Mary Weaver and Esther Weaver share and share alike and I further direct that if my son Thomas should die before the demise of my wife that his of the said property be retained and given to his children namely David and Edward  I also bequeath all my household furniture to my daughters Mary and Esther......

That's the main part  sorry I can't make out the last sons name perhaps someone else will have better luck.
