Handwriting deciphering

Hello could you help me read this?
I know i should be able to it looks easy enough  ::), but i just can't make it all out just bits.

i just can't make it all out just bits.
Some of it looks quite straightforward, so could you perhaps take a little time to post your own transcription of the bits that you can read, and maybe others will help you fill the gaps?

Here's a stab at transcription, words I'm not sure of I've put in red.  I've numbered the lines for ease of reference if anyone wants to offer suggestions for correction or changes.

No.7.
1. Agreement made this the twenty eight day of Deco
2. month sixth year Meiji, answering to the twenty
3. eight day of February one thousand eight hundred
4. and seventy three between Kingoro Japanese subject
5. his heirs executors &etc, who is hereinafter called and
6. described as the Lessor of the first part - and Edward
7. Byrne a British subject his heirs executors &etc
8. who is hereinafter called and described as the Lessee
9. of the second part - witnessed, that the aforementioned
10. Lessor hereby agrees to let or lease until the said
11. Lessee for a  term of fifteen years (or more as may
12. be here afterwards agreed upon) from dated hereof
13. all that lot or plot of land situated in Hanakuma
14. mati and immediately in the rear of and
15. adjoining Hanakuma mati a Hill, otherwise
16. known as Mr. Byrne's property, as per plan annexed
17. measuring twenty eight Tzubos more or less - at
18. a rental of Twenty two and a half Rios payable
19. in advance for the fifteen years - In consideration
20. of said sum the lessor agrees and bind himself
21. his heirs executors &etc unto the Lessee to give

It doesn't look to me like the Japanese gentleman signed or made his mark

 Hi
 Tzubos appear to be Japanese measurements of area, no longer in use. One tzubo (according to Wikipedia) is 3,306 sq mtrs or 3,954 sq yards.

Meiji  was an era in Japanese history extending from September 1868-July1912 during which japan moved from a feudal society to the beginnings of a modern state.

Hanakuma  may be an area in Kobe Japan .

I've no doubt someone with Japanese expertise will be along  shortly to add to or correct this information.

The land in question was Kobe (Hyogo) when it was opened up to the west.
I googled Kingaroo but it's just a christian name, how odd that the renters name was not given?
Wow 15 years rent up front!
