Melbourne - Sands and Mcdougal

Hi, Could anybody lookup the entries in the Sands and Macdougal Melbourne directory 1882 and 1896 for Edward JAMES, Stockbroker please?
It's showing two entries on findmypast but I don't have access to the world records.

Hi,
I typed "Edward James", chose the record set of Melbourne Sands Directory, and added the keyword of stockbroker. I got two hits but neither had an Edward James on the page.
Possibly the pages are hits because they have "Edward", "James", and "stockbroker" all on the same page, just not together.
I am Australian, from all the lands I come (my ancestors, at least!)

Pine/Pyne, Dowdeswell, Kempster, Sando/Sandoe/Sandow, Nancarrow, Hounslow, Youatt, Richardson, Jarmyn, Oxlade, Coad, Kelsey, Crampton, Lindner, Pittaway, and too many others to name.
Devon, Dorset, Gloucs, Cornwall, Warwickshire, Bucks, Oxfordshire, Wilts, Germany, Sweden, and of course London, to name a few.

Cannot see him under brokers for 1884, 1888 or 1892. Melbourne Directories.

I have searched my own resources and no Edward JAMES with occupation, sharebroker.  How do you know he was a stock/sharebroker and do you have any other identifying information eg an address in those years.  Not everyone chose to pay for a listing in the Sands and McDougall directories.  He may have an entry with his business and/or private address but without his occupation listed.  Could he have been a stock/sharebroker's clerk?
