Transcription - Power of Attorney 1639

Help needed please with transcribing this Power of Attorney for Surrender document.
This is my poor effort so far 
Be It knowne unto all men by these presents that I John
L……… of Modderhall within the County of Cumberland
yeoman === Have Constituted ordained deputed and in
my place putt my [truste] and [wellbeloved] in Christ John
Bonsthear of Aglionby within the said County yeoman
and James Graime of the said Modderhall yeoman
my [truefull] and Lawfull Attorneys [unrevoke]able
joyntely or severally for me and in my name and
place to Appeare at the next head Court now
----- to be holden or at any tyme hereafter to be
holden and keepte within the said Mannor of Modderhall
And then and there in [open Court] before the -------
[--- ever] all and the Steward of the said Mannor to
make an absolute Surrender of all that the Messuage
situate and standing within the [Towneshippe] of modderhall
aforesaid And of all the arable [lands meadows]
[grasse] grounds and [enclosures with the appurtenances]
situate Lyeing and being within the [territories] and
fieldes of [Browne Rigg out Southweste] within the
Towneshippe and Mannor of modderhall in the County
of Cumberland aforesaid ---- the onely ----- benefitt
and behoofe of Andrew Graime of the said modderhall
yeoman his heirs and Assignes for ever accordinge
to the Custome of the said Mannor of modderhall And

I was in a bit of a rush yesteday.
Missed the signatures at the bottom - they can often be quite a clue.

Looking again at the name of the initial person, I’m even more convinced his name was John Lowicke - you can see the letters more clearly where the scribe has written his name at the end with ‘my marke and seale’. This clerk does a distinctive extra upwards flick on the top of his ‘c’ - which looks like an ‘r’ to us anyway , but is typical of this hand.

'Jun(io)r' possibly - it's a bit indistinct.

Again, this clerk does a distinctive backwards tail on his 'd's. You can see it in the middle of Sanderson.
I think it's a 'P' instead of a 'D' in the other 2 names. A capital 'D' would be more enclosed. You can see a downstroke especially on the second of those capital 'P's.

There is a seal hanging off this one, which I've cropped out to get the jpg below 500k - and, because of the seal, the document is folded over the witnesses section.
Am hoping that a RootsChatter will be able to transcribe/translate the Latin text.
Here is my English transcript so far:

The Condition of the Obligation above written is such That if the above bounden Thomas Richardson his
Heires executors andAdministrators and every of them at all tymes for ever hereafter [do stand] to observe
p[er]forme fullfill and keepe all and singular [Articles], Covenants, Clauses  [sentences], Conditions and [Agreements]
whatsoever [which] on the --- and behalfe of him the said Thomas Richardson his heirs executors and

* a possibility - can’t really make out the letters

A 'dayle of Turbary' is presumably some measure for that land. Or possibly 'daily' Turbary? Though from the context it sounds more like a measure of land. Turbary/ Turbage the same thing.

You can see that that ‘p’ prefix can mean a variety of things! - par, per, and even pro.

‘thone’ and ‘thother’ - they were fond of running ‘the’ straight onto the next word - as in ‘thappurtenances’ which you got.
