Deciphering a section of a Robinson will please

Hi
Attached is a small section of a will written in 1769.  I have pretty well deciphered most of it, at least to the point of getting the general gist.  However there is one word, first word third line down, that I can't get.  I'm sure it is a place name as in 'the Manor of .....'.
So that is my request for people with more of an understanding of this type of writing to decipher it for me please.

Funny how it all falls into place when someone makes a suggestion and its obvious, then you think why didn't I see that ::)

The writer's "e" is very characteristic (and rather beautiful), but to begin with, I thought the word started with "H", which threw me for a while.
Having then deciphered the rest (_epney), I realised it was "St" at the beginning.

I think the fact that I am currently reading "The Mirror & The Light" (3rd part of the Wolf Hall trilogy) helped, as Stepney gets a few mentions and was probably in the back of my mind somewhere...
