Why don't you think the boarding house was at 20 London Place. What other information do you have that is making you discount that address.  What was Harriets surname. 

Have you tried searching the 1911 census for boarding house keepers in Oxford.

The uncertainty I have about 20 London Place being the boarding house is that there are no guests there in the census, other than a lodging house waiter. The house has only 7 rooms. There are no other households at that address in the census.

Harriet Surname is Yencken.

I'm unsure of 20 London Place being the boarding house as on the 1911 census it only says 7 rooms.
In 1912-1913 there were up to 10 people staying in the place where Harriet was. Unless it had very big rooms/dormitory, it seems to small to house that many extra people on top of the family. Harriet only shared with one other person.

How do I search for just boarding houses in the census? Not something I have done before.

How do I search for just boarding houses in the census? Not something I have done before.

I would search the census with no name,  place as Oxford, occupation Boarding/Lodging House keeper or similar.

ADDED I would also try searching with no name people born Germany, etc

No point in that really. We already know where the boarding house keeper lives. You could search for boarders or lodgers but what use will that be? You will find boarding houses but I doubt there will be any indication of ownership.

Thank you all for your suggestions and help.

I think I have gone as far as I can now.
We know the Hunters were involved in a boarding house, whether they ran one or were just employed.
This alone is fantastic progress.
