Address please for this baptism record

I cannot decipher the address for the Luks family (bottom line on attached snippet).  It looks like Mora Villa but the road name is difficult.  What looks like RO is RD for road, based on other entries on the pages.

This is a record for 1880, St John, Deptford, Lewisham.

I wonder if anyone is familiar with the road names in this area, or is able to read this address please?

Probably Breakspears Road.

London Standard newspaper (26 April 1894) has a reference to the forthcoming sale of Mora Villa, 35 Breakspears Road, Brockley.

Thanks all of you. The initial didn't match the other Bs or Ms on the page but the newspaper article confirms doesn't it ?

Not in that particular entry – it’s just an agent’s Order of Sale, listing various properties in south London.

There’s an earlier notice advertising the property to let as a 10-room residence, near St John’s Station, at £67/year, 95-year lease, £10 ground rent (London Evening Standard, 20 Sep 1880).

Also several notices re the birth on 11 August 1881 of a son to Mrs William Henry Baldwin Luks of Mora Villa, Brockley.

Thanks bookbox.  That son was Ernst (or Ernest) Henry William Sydney Luks.
