Help to decipher Will handwriting please

I would appreciate help with deciphering the word in the red box. The first letter d? The last three ale? but I just can make sense of it.

The first letter is a capital M, so it reads ... Heirs Male

Can I also check one last word with you? Again in the red box. I think it is wast as in waste?

Yes, Impeachment of Wast (= waste).

ADDED
A lease for life ‘without impeachment of waste’ allows the leaseholder to cut down trees and make use of the timber. Without this clause, a legal action could be brought against him for causing ‘waste’.
