Lease of Queens College Cambridge

My ancestor Robert Hancock inherited from his fathers (also Robert)  Will in 1624 the following item
"the lease of Queens Colledge in Cambridge called A......... & P........."

I attach a copy of the Will image and it is shown on the 3rd line down.
I cannot work out what the 2 words are and what it means, can anyone help me please ?

He presumably held properties by lease from Queens’ College, Cambridge, and he is now bequeathing the lease(s) to his son. Armsbies and Pettits will be the names of the properties.

Where did Robert Hancock live? Cambridge colleges owned vast swathes of land all over the country, so the properties may not have been in or near Cambridge.

However, Fulborne is mentioned lower down, and there is today a Pettits Close in Fulbourn (edge of Cambridge) that may relate. Someone called Armsby (or Armsbie) may have been the owner of the other property at some earlier period.

That is brilliant work, thank you so very much.
He did indeed live and die in Fulbourne and was a Yeoman there, the HANCOCK family were very well to do and they have some close connection to the KILLINGWORTHS which I am still making connections to.

I think my next step is to approach the archivists at Queens College and see if they have anything in their records that support this lease
