I can read some of this but need help with a few bits and pieces please

The Particular of an Estate in the parish and Borough of Milborne
Port bought of Sir Charles Carterett ? ?
1st in Possession
? ? ? House being a capital messuage with outhouses
? ? ? Orchard being one acre three rods and 30 perches ground?
part of this now made into a garden walled in Orchard the

Derbys: Ward, Hopkinson, Bradley, Birds, Clarke, Taylor, Daykin, Gent, Vardy, Cotterill, Stocks, Godber, Dronfield, Charlesworth, Bonsall, Purseglove
Notts: Clarke, Freeman, Kitchen, Allcock, Housley, Swanwick, Berrisford, Farnsworth, Antcliffe
Staffs: Nutt, Bowring

1st Ven house being a Capitall Messuage ...

The notation in the margin is headed acres roods perches with the quantities below, referring to the dimensions of the orchard (as noted above).

As a very minor point, I'm wondering if Carterett might be knt (for 'knight') rather than bnt ?

Yes, yes, yes thank you both so much  You are extremely good at this.  Ok so roods and not rods and the rest is simply wonderful.  A friend and I have discovered James Medlycott of Ven's notebook, begun in 1698, at The Archives, history heaven!  It details his purchase of the Ven Estate and a large part of the borough of Milborne Port.  There are 78 pages all told so I may be back ...
