I can only decipher a few words here...

I'm struggling with this old will. 

I can see the name (Peter Henrich Volckers) and his wife's name, Elizabeth.  Also I can see he was from Nottingham.  More or less everything else is a mystery for me.

I think this might not be the whole extract either, but I can look at that when I have a clue of what this is saying.

Thank you to anyone who could just give me some clues!

His wife Elizabeth got his property in Weston. After her decease or at her second marriage this would go to his only son Peter.

I've transcribed the extract to help you get started:

This is the last Will and Testament of me Peter

Henrich Volckers of weston in the County of Nottingham Gentleman

I give and devise unto my dear wife Elizabeth Volckers all my lands

Tenements Heredit(ament)s and Real Estate situate at weston aforesaid or

elsewhere to hold to her and her assigns during the term of her

natural life if she so long continues my widow charged & chargeable 

nevertheless as hereinafter mentioned and from and immediately after

her decease or second marriage which ever event shall first happen

I give and devise the same Real Estate and every part thereof unto

my only son Peter volckers to hold to him his heirs and assigns for ever

Item I give and devise unto my said Son Peter Volckers one annuity

or clear yearly Sum of Twenty Pounds of lawful money of Great

Britain to be Issuing out of and charged & chargeable upon all my

aforesaid Real Estate and to be paid and payable to him by my said

wife during the term of her natural life if she so long continues my

widow the same annuity to be paid and payable half yearly at

Lady day and Michaelmas day in each and every year free from all

Taxes and deductions whatsoever and the first half yearly payment

That is amazing, thank you so much. How on earth can you decipher that? 

It seems it goes onto another page and at the moment I don't see that in the records I've been presented with.  If I can find it, and based on how I can see you've dealt with this, I will see how well I can deal with that myself.  I suppose he will go on to say what happens if both of them predecease him...
