Reading their terms of use it says that their records cannot be used on other websites. Does that allow us to still reference their records on a thread?

No harm in posting direct links to their records.

According to this Family Search Blog, with effect from 13 Dec 2017, it will be necessary to sign-in before being able to view any of their records.

That more often than not points to a problem in your connection or computer.
It means something is slowing or preventing the loading of the image, this could be a slow internet connection, not enough memory on your computer to deal with all the processes it is trying to cope with etc.
It could also be due to the route over the internet between your computer and the familysearch computers or it could be due to the amount of load the familysearch computers are dealing with.

Cheers

Like others, I've had an account for years and see no problem with it, only advantages.
Slow loading (little circle thingy) happens rarely, inability to access images normally being a result of CROs contracting with other companies (e.g. Derbyshire with Ancestry recently).

You're not trying to view an image that's only available from certain locations I suppose?

That seems to be the problem. I can see that screen, so how do you know if your in the wrong location or not? Seems a bit silly to block people in Ireland from seeing Ireland records.

I've tried on Google Crome on iPad
Edge and Mozilla Quamtum (Firefox) on Windows 10.
Signed out I can see all images in the records sets marked with and tick
Signed in or out I can not see images on records sets marked with a x
Some view-able images are from the National Archives of Ireland some of the not view-able images are also from the National Archives of Ireland!
I can see all these images free elsewhere so why can't I see them on FamilySearch?

I've signed in and tried the Ireland Census Search Forms - one of the ones you can't access.

I'm assuming that you received the same message as this.  So you obviously cannot access from your computer AT HOME.

Transcriptions and NBI are merely finding aids.  They are NOT a substitute for original record entries.
Remember - "They'll be found when they want to be found" !!!
If you don't ask the question, you won't get an answer.

Perhaps, I've asked them so will see what they say, there isn't anywhere else for me to access from so if I can't at home that I can't anywhere.
