London and Middlesex / John Irwin, Hatter, 81 Oxford St, London, before 1803

Lookiing for info on this chap and his family. He is mentioned in two wills. One dated 1790, when his mother-in-law. Mary Tarrant of Idstone, leaves £400 - or the interest on it, more exactly, to his wife Mary, who is the daughter of her son Charles, to be passed on to Mary's two daughters. Son Charles also leaves money to Mary, also to be passed on to her daughters, named as Charlotte and Catherine, in his will which was executed in 1819. (National Archive Documents)
I have found him at 81 Oxford St here:

but not in the British Library newspapers.
Any help most appreciated

I think the Pakenham records originals are probably still in Tullynally, and copied to the National Library of Ireland, or the other way around.

With regard to the valuations, you might look at the maps on that link, and see if the 7 plots are adjacent.

For Townlands atlas.
There may be related people living close to each other, and D Duff may or may not  have been one man leasing two plots.
Coolure Hse is still standing:

long way down the page.
Still Duffs in the area in 1901/1911

7. John Smith (1821–1899)
 Captain
John Smith was born in England and served in the 41
st
 Regiment
of Foot, now the Royal Regiment of Wales. He saw action in the
Crimean War at Alma, Inkerman and Sebastapol and was later
appointed Adjutant of the North Mayo Militia. He retired to
New Zealand in 1875 with his family, one of very many Crimean
War veterans to settle here.
Wondering if this is your John Smith?
Added later: See it is:
