Patrick, thank you so much!
The 1913 will is new to me.
Very much appreciative,

I would suggest this website as a good place to start for Irish Genealogy:
https://www.irish-genealogy-toolkit.com/
You mentioned the townland:
https://www.townlands.ie/armagh/orior-upper/killevy-upper-orior-portion/aghadavoyle/
You can now check the tithe applotment for 1834-1835 in the parish:
http://www.irishgenealogyhub.com/armagh/tithe-applotments/killevy-parish.php
You can verify against the 1864 record:
http://www.irishgenealogyhub.com/armagh/griffiths-valuation/killevy-parish.php
You can then check the land revision records from 1865-1929:
https://www.nidirect.gov.uk/information-and-services/search-archives-online/valuation-revision-books
The James Hughes who died in 1912 did leave a will.
https://civilrecords.irishgenealogy.ie/churchrecords/images/deaths_returns/deaths_1913/05346/4489356.pdf
You can find the will on PRONI:
https://apps.proni.gov.uk/WillsCalendar_IE/WillsSearch.aspx
The marriage record in 1870 does list his father was Patrick Hughes.
https://civilrecords.irishgenealogy.ie/churchrecords/images/marriage_returns/marriages_1870/11391/8182540.pdf
Everything seems very consistent with your findings. I would suggest checking out the original tithe applotment records on PRONI and track the land until 1929; the will indicates that it goes to his son Patrick.
