The image on Ancestry is much clearer.

It is:  ...unto my syster Pype to the releife of her childrenn...

The P is quite an extravagant affair.

The second mystery word is:  theodre ie ...theodre Pype...

If it isn't a name, this could mean:  the other

How does this fit with what you know of the family?

Yes, Bookbox, that's a compelling explanation.  I wasn't able to make a meaningful letter from the lower section on its own, but it fits perfectly with your reconstruction of a k using the red line.

Nor am I.  Can we please see the whole of the word which is cut off at the end of line 2 in Clip 1?  It looks to begin with the same letter.

Regarding Skynner(es), I'm struggling to see a k when it is compared to s(ir) John Awdeley knyghte and what I think is mast(er) Edmonde Bokkyng.

I don't have any French, but purely as an exercise in reading, I would say:

...sa gard cele bienz et chateux...

The last word could possibly be chaceux.

I believe that this list of names belongs to the Middlesex Sessions Calendars of Recognizances and Indictments.

Early pages from the Calendars don't appear to carry a legible label.

All we know from the will is that she wasn't married on 7 October 1693, when the will was signed.
