Help with Will please

Hello,

i have got most of this Will sorted out but a few words are eluding me.

Please would you assist!

This is the last will and testament of me Samuel Huet of number one Wards Row Bethnal Green Road in the county of Middlesex, formerly a victualler, being of sound mind, memory and understanding but weak in body, do make, publish and declare this to be my last will and testament in manner following, that is to say  I . . . . all of my just debts, funeral and testamentary expenses  be in the first place duly paid and satisfied, I give devise and bequeath unto my daughter Ann Huet the sum of ten pounds and unto my daughter Elizabeth, the wife of Thomas Guest the sum of ten pounds to be paid to them immediately after my decease. I give and bequeath unto my beloved wife Ann Huet all my household furniture plate . ..  iron china . . .  in the  . . . . . . . . . . . arrears of rents, debt and debts  due to .me, to  and for her solo use and benefit.  I also give devise and bequeath unto my said wife all my household messuages  or  tenements premises situate standing, equity and being   as follows that is to say six houses in South Conduit   Bethnal  Green

"all my household Furniture Plate Linen China Money in the House Rents and Arrears of Rents"

Agree with all blue words except the "iron" in the line above, and the last bit: "standing, lying and being"

Wills are full of redundant words they say things twice
Lying means it is in the town or parish mentioned

Part the second

three houses in Busby  Street Bethnal Green, two houses Sa…well Road, and the house I now reside in at Wards Row Bethnal Green Road aforesaid, to take the rents, . . . . and profits thereof to use for the term of her natural life, subject to the payment of the ground rents and performance of the covenants and agreements rout . . . . in . . leases under which I hold the said premises. And I hereby authorize and empower my said wife by  . . . . . . . . . last will and testament to give devise and bequeath the said messuages  or tenements unto  and between my said daughter  in such proportions and made with such restrictions limitations and appointments as she shall think proper and to settle the same t hereby upon my said daughters or their issue for the term of their natural lives or such other term or terms as she shall think proper.  And in case? She shall die without making  such will, I give bequeath the same in equal proportions between my said daughters and as to all that rest and residues and remainder of my property of what nature or kind soever I give and bequeath the same unto my said wife for her sole use and benefit and I hereby nominate constitute and appoint my said wife solo executrix of this my last will and testament, hereby revoking all former wills by us heretofore made and  a?  declare this about to be my last will and testament in re . . . whereof I  have hereunto set my hand and seal this first day of July 1831 - - S Huet

The top couple of lines aren't in that excerpt, but...

"to take the rents, issues and profits"

"covenants and agreements contained in the Leases"

"my wife by her said last Will"

"declare this alone to be my last Will and Testament  In Witness whereof"

Aha, the first line on that bit is at the bottom of the first image. It's "Satchwell Rents" - try googling it. ;)

Nearly there

Signed sealed published and . . . . by the testator Samuel Huet as and for his last will and testament in the presence of us R… in his presence and at his request and in the presence of each other have hereunto set our names as witnesses thereto     James Smith 20 Bethnal Green  ,  Fra (nci)s Smith if the same place. 

I haven't actually transcribed the proved bit yet but I don't think there is too much worry - I'll be right back if I can't decipher something!   ;)
