A few words in a Will

Can anyone help with a few words in an 1840 Will please. the words are marked in red. The three bottom words all appear to be the same.

Hello -

The first word is 'leasehold', the last three are 'presence'. I can't quite make out the second word yet.

Hello -

I think the second word may be 'controul' (control), which would make sense in the context.
