Pittigton and Easington were mainly Agricultural, Monkwearmouth in most of the 18th century was just a small village, you can see old maps of it  at http://lewis.dur.ac.uk/pip/index.html
You could look at http://books.google.co.uk/books?id=azEQAAAAYAAJ&printsec=titlepage&ie=ISO-8859-1&output=html published in 1834
Did you find the map site I posted at http://www.rootschat.com/forum/index.php?topic=660255.msg5059034#msg5059034 of any use?

The 1801 census was the first time a population count was undertaken; figures before then were largely inaccurate!

So, the 1801 census shows:
220 in Pittington
487 in Easington
1103 in Monkwearmouth
4239 in Monkwearmouth Shore Township
Garrad (Suffolk, Essex, Somerset), Crocker (Somerset), Vanstone (Devon, Jersey), Sims (Wiltshire), Bridger (Kent)

There may be some information about Monkwearmouth at http://www.searlecanada.org/sunderland/sunderland001.html
There is a 1737 map at http://lewis.dur.ac.uk/pip/iwspip.asp?img=p2649&ref1=1812

“Monkwearmouth Shore’s transformation had started by the 1760s, long before the Wearmouth bridge opened. A huge growth in minerals shipping, from the Williamsons’ own vast limestone quarries in the Fulwell hills, as well as coal from upriver, provided the impetus to improve the Shore and Southwick quays. By the century’s end Monkwearmouth Shore had quays, landings and a myriad of buildings in which to live, work, and socialise. There were around 200 ratepayers in this small township in the 1770s, while more than 300 keels plied their trade from the Shore.”
