Can anyone improve the size and appearance of this document so that I can read it and print it out

I think it has been scanned at too low a resolution so that when it is enlarged the writing becomes pixellated and impossible to read. That is disappointing for you. What you might try is to google indenture agreements for whatever corporation this is and you might find a transcript somewhere of the contents.
