Might it be Bray House, Duke of York Street? That has a Flat 10.

"Nos. 4 and 5 [Duke of York Street] were rebuilt as Bray House in 1933–4 by M. J. Dawson."

If it is indeed Bray, this might help with dating.

There are two words embossed at the bottom right hand corner of the photo - but unable to read the fancy script.

I think it might be 'Princess Yvonne', listed here:

On the 1939 Register at 10, Duke of York Street, City of Westminster.... A married couple and a housemaid live there. So not the Photographer in 1939.

Princess Yvonne was Edith Plummer, estranged wife of Jamette don d'Jonette Plummer of Froler Street, South Shields (per various newspapers, 16 October 1933). Her studio was in Charing Cross Road ("Yvonne's"). It's listed in the 1934 PO Directory at 102 , and in 1938 at 98. By 1938 the business was incorporated as Princess Yvonne (London) Ltd.

The sheet I have looked at doesn't say  Flat, Shaun, it just gives the address as 10 Duke of York Street, in Kevin's original post the address doesn't mention Flat.
Added...I see now that you have looked at "Bray House"..I stand corrected.
