some land transaction involving all the known Forbes family and Ellen Gibb Ward

Notice to Creditors
Estate of Ellen Gibb Ward, deceased
Administrator William D Forbes
dated 26 November 1900

If she is dying without a will and the estate needs to be administered, then her husband must be out of the picture, correct?
If she had a will, William D Forbes would be an executor, not an administrator, correct?

outside is better :)
Nellie wrote her will 29 July 1897 in Middlesex County, England. I'll summarize it in my next post.

Nah, we’ve had workers staring at and discussing our power pole for the past 1/2 hour.  They’ve been discussing it and looking at our house and our neighbour’s house.  :-\

I don’t know anything about wills.  I suppose it’s possible that her husband turned to William for legal advice?  Perhaps Ellen/Nellie wanted some items to go to her family, even if her husband was still alive?   :-\

I Ellen Gibb Ward, wife of William Ward of Granville Chambers Orchard Street in the county of Middlesex.
200 pounds to her godson Alexander Rudolph Bosman, son of my half sister Mary Agnes Bosman.
the rest to her dear husband William Ward.
if he dies before her, the rest to her half sister Mary Agnes Bosman and Ellis Elias, late of Inverness Terrace, Bayswater, and their survivors.
Sell her real estate as the trustees see wise, invest enough money to provide an annuity of 20 dollars a month to her uncle Edward J Bailey who can draw on the capital as needed.
Invest the rest for annuities for the children of Mary Agnes Bosman.

Appoints her husband as sole executor of the will. if he dies the executors are to be Mary Agnes Bosman and the said Ellis Elias
witnesses: Mary Mitchell (nursing sister), of 4 Devonshire Square, Bishopsgate E.C. [?], and H.J.V. Philpott (solicitor), 87 Bartholomew, Clare, London.

Superior Court, Marin County, Probate
the will was admitted to probate on 26 November 1900
Ellen Gibb Ward died on the 3rd day of August 1897 in the city of London, England, and was a resident of London when she died.
Leaves property in Marin County.

--------
so she died 5 days after the will and one of the witnesses was a nursing sister.

The Marin Journal, 8 March 1906, gets some things wrong, I think:
'Mrs Forbes was about 80 ... mother of 6 children. One is dead, two daughters reside in London. Her son William D Forbes and her daughters Mrs J H Wilkins and Mrs Edgar M Wilson live here or in San Francisco'
https://cdnc.ucr.edu/cgi-bin/cdnc?a=d&d=MJ19060308.2.9&e=-------en--20--1--txt-txIN-mary+agnes+forbes-------

Is Nellie the child who died?

So, Mary was the mother of six living children, and the mother of two who passed away. (I think that’s correct?)

Thank you for providing the details of the legal documents!
