Per the 1881 directory the occupier then was one Astrup Cariss.

Yes Astrup Cariss, chartered accountant, was there in the 1881 census.

But in 1851 John Molineux's place is number 22. I wonder if there was a renumbering in the 1850's.  He was at number 60 by 1857 when he advertised his Academy there.

The 1853 directory lists John Molineux, music academy. at 22 Hope Street.

Looking at the newspaper ads for Molineux's academy, it was numbered 22 in January 1856 and 60 in July 1857.
