Oxford - boarding house

Hello,
I'm looking for help/suggestions.
I'm researching a young lady, Harriet who I know was in Oxford from September 1912 until about September 1913. She didn't attend a college that I can find. I have been in contact with all Colleges in the area at the time.
Her mother writes in her diary about Harriet's time in Oxford from the many letters she received from her daughter. Harriet was born in Australia, but the family travelled to England regularly.

I know she stayed at a place known as the 'Hunters', Mr & Mrs Hunter ran I think a type of accommodation, I think it must have been some kind of boarding house as there were students there from all over England and overseas, she mentions people from Germany.

Mr & Mrs. Hunter tutored Harriet before some exams she sat in Mid 1913.
What I want to know is where I might find out about this Hunters property?
What was it?

Clara Kate Hunter was a boarding house keeper. She lived at 20 London Place in Oxford - which may or may not have been the boarding house

They are the only Hunters listed in the Oxford Commercial Directory for 1911:

Clara Kate Hunter died in 1940, probate shows she died at Kidlington, but her address is of 20, London Place.

If they are the only Hunters in Oxford then it must be them.

Clara Kate (Perton), born 1860, is in some trees on Ancestry, with a photo of her.

It's great to find Clara Hunter as a boarding house keeper and Ernest Hunter 'aparts' of the same address. But I don't think the boarding house was at 20 London Place.
So where else could it have been?
Is there a list of boarding houses or the like?
